In recent years the tendency has been a move to shorter leases, however, the obligations of the leases have remained similar/the same. A 5 year lease can have the same obligations as a 25 year lease and this is often misunderstood. It is important that appropriate due diligence is undertaken to ensure their interests are protected.

Underpinning our service offer are the core skills and services expected of a leading Consultancy:
- Technical Due Diligence services on new property, or on proposed specification where a pre-let is proposed;
- Supporting the lease and agreement for lease negotiations, preparing Schedules of Condition if required;
- Monitoring of Developer’s base build to ensure compliance with specification on pre-let;
- Leading the delivery of the construction/fit-out working closely with the design team including full reporting, progress tracking and contract administration services;
- Ensuring seamless relocation into new premises;
- Programme management ensuring consistency across several projects simultaneously;
- Effective asset management including dilapidations (interim) defence and planned preventative maintenance;
- Supporting exit from former premises including anticipated dilapidations assessments and negotiation with the Landlord.

Our team has worked with numerous occupiers over recent years, with over 1,000,000 sqft of experience on occupier projects, from smaller commissions of under 5,000sqft to major corporate relocations of over 100,000sqft.
