Taking on a new Lease is a major financial commitment for Occupiers. In recent years the tendency has been a move to shorter Leases, however, the obligations of the Leases have remained similar/the same. A 5 year Lease can have the same obligations as a 25 year Lease and this is often misunderstood. It is important therefore that appropriate due diligence is undertaken to ensure your interests are protected.

This drives accommodation to be more flexible which is challenging as many fixed elements can limit flexibility, in particular mechanical plant and power/data. The recent launch of the British Council for Offices’ Wellness Matters guidance, along with the prominence of wellness assessment criteria such as WELL, are providing an opportunity to demonstrate the performance of the workplace. Any such aspirations require to be understood at the outset of any project to ensure enhancements beyond normal good practice are seamlessly accommodated within the design solution in a cost-effective manner.
Effective Project Delivery
Delivery of completed projects requires a detailed understanding of the technical requirements that must be accommodated. There is a significant interface of the built environment with specialist technical requirements on every project. We ensure the specialists are at the design table from the outset to ensure their requirements are accommodated.
The aspirations and vision for any instruction are what drives the outcome, however, the success of a relocation project is measured by delivering on time, on budget, and to the quality levels expected. Our processes underpin delivery regardless of the type of project.

Underpinning our service offer are the core skills and services expected of a leading Consultancy:
- Provide Technical Due Diligence services on new property, or on proposed specification where a pre-let is proposed.;
- Support the lease and agreement for lease negotiations, preparing Schedules of Condition if required;
- Monitoring of Developer’s base build to ensure compliance with specification on pre-let;
- Lead the delivery of the construction/ fit-out working closely with the design team including full reporting, progress tracking and contract administration services;
- Ensure seamless relocation into new premises;
- Programme management ensuring consistency across a number of projects simultaneously;
- Effective asset management including dilapidations (interim) defence and planned preventative maintenance.
- Support exit from former premises including anticipated dilapidations assessments and negotiation with the Landlord.

Donald and Greig have worked with numerous occupiers over recent years, both within Reid Mitchell and in previous roles, with over 500,000sqft of experience on occupier projects, from smaller commissions of under 5,000sqft to major corporate relocations of over 100,000sqft.
Our approach is a collaborative one. We work closely with clients, property agents, designers and all other consultants and contractors to engender a constructive and proactive approach to project delivery.
